Get Out of the Way

Easy access is key to selling faster and higher

Sellers looking to get top dollar in their home sale should heed the words of rapper Ludacris and, well… "Move! Get out the way!"

Once upon a time, you no doubt stepped into an apartment that felt so magical you moved heaven and earth (or at the very least a lot of money, and all your worldly possessions) to be able to call it your own.

Now that you're ready to make a move to a great new house or apartment on a new block or in a new country, think back to that initial moment of infatuation with your home. I'll bet there was no clutter blocking the foyer when the door first opened. And I'm sure all the blinds were rolled up to reveal the view and sunlight. Nothing in the way of you and that heart-flutter that started you off on your hero's journey.

So when you sit down to discuss timing for open houses and showings, aim to give your agent and your eventual buyers as much access as possible. Plan open houses well in advance so buyers can make plans to be there. And let your agent know good times for midweek showings. Sure, your kids may get sick, and storms may descend out of the clear blue – and we will adjust or cancel showings as needed. Just remember – if we have priced the apartment right, the busiest and most critical period will be the first two weeks, so clearing the runway is key.

As we've discussed in this space previously, our aim is to get as many people into your home in as short a time as possible after hitting the market. This usually results in the best price from the most motivated buyers.

So if you've been meaning to book that monthlong African safari, or roadtrip to Denver… this could be the perfect opportunity!
