If you love it, you're probably not alone…
Caveat: A big part of my job is pointing out the incredibly obvious. So here is the (probably very) obvious statement you might benefit from reading: Even in a sagging market, where buyers hold the upper hand, properly priced apartments will sell fast.
If you're a regular reader of this newsletter, you already know you should have your preapproval letter and signed financial statement ready. So if you walk into an apartment – even if it's the very first place you've seen in your search – and you love it so much that you're struck dumb, you will probably ask yourself, "What's wrong with it?" I have heard these exact words from buyers before. It's not a silly question but rather a good opportunity to go over your list of priorities: price, location, amenities, light, pet policy, developments coming up in the immediate surrounding area… If all of the boxes are checked, don't take more than a night to sleep on it. Let your agent know that this is The One so that she or he can start the ball rolling before it's too late.
Remember, your attorney will still be doing a deep-dive on the building's finances and board meeting minutes before you sign on the dotted line. So offer away!
