Swim With the Tide

Timing is key when listing your apartment

When I take my first call with a prospective seller, I always ask how long they would ideally like the process to take. If their situation allows, I then time the launch of a new listing to take advantage of one of the prime New York selling seasons: spring or fall.

The first two to three weeks of a listing's time on market are critical, so it's important to sidestep all major religious holidays and Thanksgiving. And of course, we completely avoid the city's notoriously slow summer, when so many NY-ers have beached themselves or are off trotting around the globe.

And if you miss the fall market and simply can't wait for spring, the winter market can still be an active one. In fact, your listing may even stand out since most of the fall's great listings will have been snapped up by then. Just be sure to wait a few weeks for everyone to return from their winter holidays.
